Your invoicing, ready for VeriFactu

From 2028, Spanish law will require invoicing software to generate tamper-proof, chained invoice records reported to the Spanish Tax Agency (AEAT). Zobooq already does it for you — invoice by invoice, automatically.

When VeriFactu becomes mandatory

2028

Companies (corporate income tax payers)

2028

Self-employed (personal income tax payers)

The Spanish Treasury has postponed the calendar: VeriFactu will be mandatory in 2028. If you invoice your guests with software, that software must be VeriFactu-compliant by then.

What is VeriFactu?

VeriFactu is the Spanish Tax Agency's system for verifiable invoices, created by Royal Decree 1007/2023 and the technical order HAC/1177/2024. Every invoice generates an invoicing record with three key properties:

Chained hash

Each record carries a SHA-256 fingerprint chained to the previous one. Nothing can be altered or deleted afterwards.

QR code

Every invoice includes an official tax QR code so anyone — including your guest — can verify it against the AEAT.

Sent to the AEAT

Records are submitted continuously to the Tax Agency through its web services, with an electronic certificate.

Who is required to comply, and when?

Practically every business or self-employed person in Spain that issues invoices with software and is not on the SII system: it will be mandatory in 2028. Vacation rental hosts who invoice their guests are included.

How Zobooq solves it

  • ✓

    One-click or automatic invoicing

Issue a legal invoice from any booking with one click, or let Zobooq invoice automatically at checkout or when the booking is fully paid.

  • ✓

Chained records sent to the AEAT with retries

Every invoice creates its chained record and submits it automatically to the Tax Agency, respecting the AEAT flow control and retrying on failure.

  • ✓

Tax QR code on every PDF

Invoices are bilingual PDFs (Spanish + guest language) with the official AEAT QR and the VERI*FACTU legend.

  • ✓

    Corrective invoices tied to refunds

If you refund a guest through Stripe, Zobooq generates the corresponding corrective invoice — automatically in auto mode, with an alert in manual mode.

  • ✓

    Guests can request their invoice

A card in the guest portal lets guests submit their fiscal details (validated) and download the invoice PDF when it is issued.

  • Proven end to end

Zobooq has been validated end to end against the AEAT preproduction environment (September 2026): invoice records, server-verified hash chaining and corrective invoices, all accepted with official verification codes (CSV).

Frequently asked questions

Does VeriFactu apply to me as a vacation rental host?

If you are in Spain and issue invoices to your guests using software, yes: it will be mandatory in 2028. The obligation is on the software you invoice with — it must generate verifiable, chained records sent to the AEAT.

What happens if I don't comply?

Using non-compliant invoicing software is a tax infringement under article 201 bis of the Spanish General Tax Law, with fines of up to €50,000 per fiscal year for the user. Software makers face fines of up to €150,000 — which is why Zobooq publishes its responsible declaration on this page.

Does it work for Airbnb and Booking.com reservations?

Yes. Zobooq can issue the host-to-guest invoice for any booking regardless of where it came from — your website, Airbnb, Booking.com or manual. OTA commission invoicing is a separate matter between you and the OTA.

How much does it cost?

The Invoicing pack is available on Pro and Plus+ plans. The first 3 months are included for free; afterwards it is an add-on at €5.90/month (VAT included) per account, covering all your properties and issuers.

I already invoice with another program. Can I switch to Zobooq?

Yes. Each VeriFactu chain is independent per issuer and system: you simply start issuing your new invoices in Zobooq with their own official series, and keep your previous records archived in the old program as the law requires.

What is the QR code on the invoice?

A mandatory tax QR defined by order HAC/1177/2024. It encodes the invoice identification so anyone can verify it against the AEAT. Zobooq prints it automatically on every invoice PDF when VeriFactu is active.
