A property with 50 five-star reviews books itself. A property with no reviews — or mediocre ones — has to drop prices to compete. Reviews aren't a nice-to-have: they're your most powerful sales tool.
The problem is that most satisfied guests don't leave a review on their own. They need a nudge. These 10 strategies give you that nudge.
Before the stay
1. Be accurate in your listing. The number one cause of negative reviews is the gap between what the guest expected and what they found. If your pool is small, don't make it look Olympic-sized in the photos. If the beach is a 15-minute drive away, don't write "beachfront." Honesty in your description sets realistic expectations — and met expectations lead to 5-star reviews.
2. Communicate before arrival. Send a message 2-3 days before check-in with practical details: directions, parking info, access code, local recommendations. A well-informed guest arrives relaxed. A guest who can't find the apartment arrives frustrated. That first emotion sets the tone for the entire stay.
3. Nail the check-in. Check-in is the guest's first physical contact with your property. Everything should be spot-on: the place clean, lights on, temperature comfortable. If you use online check-in, make sure the instructions are clear and the process is seamless.
During the stay
4. The welcome touch. It doesn't have to be expensive. A bottle of local wine, fresh fruit, a handwritten note. What matters is the gesture. The guest thinks: "this owner actually cares about me." That thought translates into positive reviews.
5. Check in mid-stay. A short message on the second day: "How's everything going? Need anything?" This does two things. First: if there's a problem, you catch it and fix it before it becomes a negative review. Second: the guest feels there's someone attentive behind the scenes, not just a key dispenser.
6. Solve problems fast. Things happen: a burnt-out light bulb, slow WiFi, a leak. What separates a 3-star review from a 5-star one isn't the absence of problems — it's how you handle them. An owner who responds within 30 minutes and fixes the issue earns more respect than one whose property never had a glitch. Guests value responsiveness, not perfection.

After the stay
7. Ask for the review at the right moment. Between 24 and 48 hours after checkout, when the experience is still fresh. Don't wait a week — the guest will already be thinking about something else. A simple, direct message works better than a long, formal one:
"Hi [name], how was the trip back? We'd love to hear about your stay. If you have a minute, a review would mean a lot to us. Here's the link: [link]"
8. Make it easy. Fewer clicks, more reviews. Send a direct link to the review page, not to your homepage. If you want Google reviews (which boost your SEO), send the direct link to your Google Business profile. If you want reviews on your direct booking website, send the link to your feedback form.
9. Respond to every review. Positive and negative alike. For positive ones: thank the guest genuinely and mention something specific about their stay. For negative ones: respond professionally, acknowledge the issue, and explain what you've done to fix it. Future guests read the owner's responses — and that influences their decision more than the negative review itself.

10. Display your OTA reviews on your website. If you have excellent reviews on Airbnb or Booking.com, don't leave them buried there. Import them to your direct booking website. A property with visible reviews on its own site builds far more trust than a bare website — and trust is what turns visitors into bookings.
