How to Advertise on Facebook and Instagram for Your Vacation Rental (Beginner's Guide)

Last updated: March 2026

OTAs spend millions on advertising to capture your future guests. The good news: you can reach those same travelers directly with Facebook and Instagram Ads — with budgets starting at €5 per day and without paying commissions on the bookings you generate.

This guide takes you step by step from zero to your first active campaign.

Why Meta Ads works for vacation rentals

Facebook and Instagram have something Google doesn't: you can show your property to people who aren't actively searching yet, but who perfectly match your ideal guest. It's inspirational advertising.

A traveler is scrolling Instagram, sees a stunning photo of your pool with sea views and a price of €95/night — and suddenly they're thinking about their next vacation. That's what Meta Ads does: it creates demand where none existed before.

On top of that, Meta lets you target with a precision no other channel can match: location, age, interests (travel, beach, nature, gastronomy), purchase behavior, and even lookalike audiences based on your previous guests.

Step 1: Set up your Meta Business account

Before creating ads you need:

  1. A Facebook page for your property (if you don't have one, create it — it's free).
  2. A professional Instagram account (optional but recommended to show ads on both platforms).
  3. Access to Meta Business Suite (business.facebook.com). From here you'll manage your campaigns, budget, and results.

If you've never used Meta Business Suite, don't worry: the platform guides you with a step-by-step wizard. The initial setup will take you just a few minutes.

Step 2: Choose the right campaign objective

Meta offers several campaign objectives. For vacation rentals, the most relevant are:

  • Traffic: sends people to your direct booking website. It's the most straightforward objective and the best one to start with. Your goal is for the traveler to land on your website and see your property.
  • Engagement: generates likes, comments, and shares on your post. Useful for building an audience and social credibility, but it doesn't generate direct bookings immediately.
  • Conversions: optimizes for the visitor to complete a specific action on your website (such as submitting a booking request). It requires installing the Meta Pixel on your website — more advanced but more effective in the long run.

Recommendation for beginners: start with the Traffic objective. It's simple, measurable, and lets you learn how the platform works before adding complexity.

Step 3: Targeting — reach the right travelers

Targeting is what makes Meta Ads so powerful. You can define exactly who sees your ad:

  • Location: target by countries or cities your guests travel from. If your property is in Málaga and most of your guests come from northern Europe, target Germany, the Netherlands, the United Kingdom, etc.
  • Interests: «travel», «beach vacations», «rural tourism», «Airbnb», «vacation rental». The more relevant interests you add, the more precise your audience will be.
  • Age and demographics: if your typical guests are families, target parents with children. If they're young couples, adjust the age range.
  • Lookalike audiences: if you have an email list of previous guests, Meta can create an audience of people with similar characteristics. It's the most effective targeting — but you need at least 100 emails for it to work.

Common mistake: targeting too broadly («all of Europe, 18-65 years old, interest in travel»). It's better to start with a small, specific audience and expand later if it works.

Step 4: Creatives that convert

In Meta Ads, the creative (the image or video + the text) is what determines whether someone stops to look or keeps scrolling. Key tips:

  • High-quality photos. Your pool, the terrace at sunset, the view from the living room. Photos that make people think «I want to be there». Don't use stock photos — use the real ones from your property.
  • Short video. A 15-30 second tour of your property performs better than any photo. It doesn't need professional production — a video shot on your phone with good lighting is enough.
  • Clear, direct copy. Property name + location + price + value proposition. Example: «Villa Los Olivos — Málaga. Private pool, 3 bedrooms, from €95/night. Book direct and save 10%.»
  • Call to action. «Book now», «Check availability», «Learn more». Meta lets you choose a CTA button — always use a relevant one.

Step 5: Budget and duration

You don't need a big budget to get started. Our recommendation:

  • Starting budget: €5-10 per day. With €150-300 per month you can reach thousands of potential travelers. A single direct booking covers the cost of several months of advertising.
  • Minimum duration: 7 days. Meta needs time to optimize ad delivery. Campaigns of 1-2 days don't produce reliable results.
  • Seasonality: launch campaigns 4-8 weeks before your peak season. Travelers plan ahead — don't wait until the last minute.

Practical example: with €10/day over 30 days (€300 total) you can generate between 3,000 and 10,000 impressions and between 50 and 200 visits to your website. If your conversion rate is 2%, that's 1-4 bookings — which at €500-1,000 per booking, multiply your ad spend by 5-10x.

Step 6: Measure and optimize

Don't launch an ad and forget about it. The key metrics you should monitor:

  • CTR (Click-Through Rate): the percentage of people who click on your ad. A CTR above 1% is acceptable; above 2% is good.
  • CPC (Cost per Click): how much you pay for each visit to your website. For vacation rentals, a CPC of €0.30-0.80 is normal.
  • Conversions: how many bookings or booking requests your campaign generated. This is the ultimate metric.

If an ad isn't working after 7 days, don't increase the budget — change the creative or the targeting. If it's working, scale gradually.
