July is three months away. Does your summer calendar already have bookings, or are you still waiting for them to roll in? The owners who fill their summer first don't have better properties — they have better strategies. And one of the most effective is the early-bird offer.

Why early-bird offers work

The early-bird is a simple trade: the guest gets a better price in exchange for committing sooner. As the owner, you get three major advantages:

  • Revenue in advance. Confirmed bookings weeks or months ahead give you financial security. You know what you'll earn before the season even starts.
  • Less uncertainty. A calendar full of gaps in June breeds anxiety. A calendar filled since March brings peace of mind — and better decisions.
  • Stronger negotiating position. When your summer is already half-booked, you can raise prices for the remaining dates. Real scarcity is your best pricing tool.

Forward-planning travelers — families with children, large groups, couples tied to specific dates — want to secure their accommodation well ahead of time. Give them an incentive and they'll book without hesitation.

How much to discount (and how much is too much)

The most common mistake: offering 20-30% discounts "to fill up fast." That's not an early-bird — that's giving away your peak season.

The sweet spot is between 5% and 10%. Enough for the guest to feel they're getting a good deal, but not so much that you lose margin during the most profitable weeks of the year.

With a 5% discount, you "lose" €42 per week-long booking. But that booking is confirmed months in advance. Without the early-bird, that same week could have sat empty until June — and then you'd slash the price far more out of desperation.

Golden rule: if your early-bird discount nets you less than a last-minute panic discount would, it's too high. The early-bird should always be the most profitable option for you.

The booking window: when to launch and when to close

Timing is everything. Launch too early and nobody's thinking about summer. Launch too late and the planners have already booked elsewhere.

For summer bookings (July-August):

  • Launch the offer: mid-February to early March.
  • Close the offer: end of April, or when you hit 60-70% occupancy for those dates.
  • Minimum advance window: the booking must be made at least 60 days before arrival.

For shoulder season (May-June, September-October):

  • Launch the offer: 8-10 weeks before the period starts.
  • Close the offer: 4 weeks before, or when you reach your target occupancy.

How to promote your early-bird offers

An offer nobody sees is an offer that doesn't exist. These are the channels that work best:

1. Email your past guests. Your database of previous guests is pure gold. A short email — "Summer is coming. Book before April 30 and save 10%" — converts at rates far higher than any paid ad. These guests already know and trust you.

2. Your direct booking website. Display the offer prominently on your homepage. A banner or an "Early-bird offer" tag next to the price is enough. The guest who lands on your site already intends to book — give them the final push.

3. Social media. Post photos of your property in summer mode (pool, terrace, sunset) alongside the offer. Create urgency: "Only until April 30" or "Just 3 weeks left in July."

4. Google Business Profile. Publish the offer as a "Post" on your Google Business profile. It's free and shows up directly in search results when someone looks up your property.

How to tell if it's working

Don't launch an offer and forget about it. Check these indicators every week while the offer is live:

  • Bookings generated by the offer vs. the same period last year.
  • Cumulative occupancy for the target dates. Are you filling up faster than last year?
  • Average revenue per booking. A 5-10% discount is acceptable if it drives higher booking volume.
  • Source channel. Are early-bird bookings coming from your website, email, or social media? This tells you where to focus next season.
